Cancellation Policy
1. Tenants
At XU Lifestyle, we deeply value our tenants and are committed to providing a seamless experience. While we hope you choose to stay with us, we recognize that circumstances may arise leading to a move-out or cancellation. Please be assured that our team is dedicated to ensuring a hassle-free process.
1.1 Cancellation Before Move-In
1.1.1 Pre-Agreement Sign-In
1.1.1.1 Token Amount
Token amount is a commitment to moving into XU Lifestyle, with a minimum accepted amount of 1 month of property rent plus applicable taxes selected. Regrettably, the token amount is non-refundable.
The token amount is Non-refundable if:
A. The tenant pays the token amount post a physical visit and subsequently cancels due to any circumstances
B. The tenant pays the token amount through an online video call or by reviewing pictures/videos and later cancels due to any circumstances
The token amount is Refundable ONLY if:
A. The tenant pays the token amount and the owner reclaims the property before their move-in, alternative options will be suggested by XU Lifestyle. If the tenant disagrees or does not like the alternative properties, the token amount is 100% refundable. The amount shall be refunded back within 7 working days.
1.1.1.2 Security Deposit
Security Deposit is a deposit to XU Lifestyle. This is a parked secure amount with the property owner, reserved for any compensation against possible loss or damages. The security deposit is refundable after certain deductions as per policy.
1.1.2 Post Agreement Sign-In
1.1.2.1 Token Amount

1.1.2.2 Security Deposit
We eagerly anticipate your arrival and put considerable effort into preparing your space for a wonderful living experience. If, unfortunately, you decide not to move in post the agreement sign-in, Rent for the first 30 days and an additional penalty of 30 days rent will be deducted from the Security Deposit (for violating the agreement). The remaining balance shall be refunded back within 7 working days.
1.2 Cancellation in Lock-In Period
Lock in Period is to ensure your commitment with XU Lifestyle and is a minimum tenure of your lease. We work hard to set up your space and wish for a healthy long stay with XU Lifestyle. While we sincerely hope you won't have to leave, we understand that circumstances may require it.
In a case of cancellation during the lock-in period, a penalty of 1 month rent of the property resided in will be deducted from your security deposit.
As general policy, the tenant will be required to raise a request for cancellation with the XU Support Team. The tenant needs to serve a notice period of 2 months in that case.
1.2.1 Notice period served in full
The tenant needs to make rental payments as usual for the months under the notice period. Post the notice period is over and after the move out is completed, the balance security deposit after deductions (1 month of rent penalty + Standard Deductions) will be refunded back to the tenant within 7 working days. Note: The security deposit refund shall be withheld until the tenant clears any dues on their side, including the rent to XU Lifestyle, society dues, utility dues.
1.2.2 Notice period not-served in full
In the event of an earlier departure under notice period, any unpaid rent for the months of the lock-in period will be deducted from the security deposit. The balance security deposit after deductions (Any Unpaid Rent + 1 month of rent penalty + Standard Deductions) will be refunded back to the tenant within 7 working days. Note: The security deposit refund shall be withheld until the tenant clears any dues on their side, including the rent to XU Lifestyle, society dues, utility dues.
1.3 Cancellation Post Lock in Period
We work hard to set up your space and wish for a healthy long stay with XU Lifestyle. While we sincerely hope you won't have to leave, we understand that circumstances may require it.
As general policy, the tenant will be required to raise a request for cancellation with the XU Support Team. The tenant needs to serve a notice period of 2 months in that case.
1.3.1 Notice period served in full
The tenant needs to make rental payments as usual for the months under the notice period. Post the notice period is over and after the move out is completed, the balance security deposit after deductions (Standard Deductions) will be refunded back to the tenant within 7 working days. Note: The security deposit refund shall be withheld until the tenant clears any dues on their side, including the rent to XU Lifestyle, society dues, utility dues.
1.3.2. Notice period not-served in full

1.4 Reversal of Cancellation under Notice Period
In the event of cancellation of Notice period, the apartment/room will be under the customers occupancy and the evacuation request will be turned to cancelled by the client.
1.4.1 Cancellation of Notice Period before 20 days of MoveOut:
No deductions will be made from the tenants security deposit and no fee would be charged.
1.4.2 Cancellation of Notice Period within 20 days of MoveOut:
A small fee of half month’s rent would be charged from tenants to compensate for the brand loss of the company. We source tenants up in advance from the website for a future date for apartments under notice period. Cancellation of the new booking would impact directly on the brand image and potential business.
1.5 Cancellation from XU Lifestyle
XU Lifestyle is the aggregator between Owner and Tenants. The Owners may want to claim back the apartment under certain conditions as per the Owner’s agreement.
1.5.1 Token Amount
The tenant pays the token amount and the owner reclaims the property before their move-in, alternative options will be suggested by XU Lifestyle. If the tenant disagrees or does not like the alternative properties, the token amount is 100% refundable. The amount shall be refunded back within 7 working days.
1.5.2 Security Deposit
In case of the cancellation of the property from XU Lifestyle / Apartment Owner, alternative options will be suggested by XU Lifestyle. If the tenant disagrees or does not like the alternative properties, the security deposit is 100% refundable. The amount shall be refunded back within 45-60 working days.
1.6 Refund Timeline
The refund process, with a breakdown of deductions if any, typically takes 45-60 working days. A deposit refund statement will be sent to the member via email. For the specific conditions mentioned above, the refund timeline holds true as per each section.
Important Policies:
1. Extension of stay post the move-out date is at XU Lifestyle's discretion.
2. Genuine reasons for moving out will be considered for exceptions on the security deposit and is at XU Lifestyle's discretion.
Additional Policies
Standard Deductions
Our aim is to keep the process transparent. Before you vacate, our representative will inspect for damages. Upon vacating the premises, a standard deduction of (30/25/20/15 days) rent will be imposed, covering common area sinking fund, room painting, deep cleaning, pest control, and geyser servicing. The tenant is responsible for actual costs related to wear and tear, as well as replacements. Any additional damages require mutual agreement for compensation based on actual costs. The tenant is fully responsible for paying actual maintenance, utility charges, or society fees directly related to personal usage. Failure to pay results in deduction from the security deposit. In case of multiple such failures, XU Lifestyle has the right to evict the tenant from the property effective immediately.
Refund Mode
All refunds will be processed through online transfer.
Alterations to Booking
Any changes or alterations to the booking must be communicated in writing and approved by XU Lifestyle.
Force Majeure
In case of unforeseen circumstances like natural disasters, strikes, or other force majeure events, XU Lifestyle may not be liable to process refunds as per the terms.
Policy Amendments
XU Lifestyle reserves the right to amend the cancellation policy, and any changes will be communicated to the customers in advance.
Guest Responsibility
Tenants are accountable and also responsible for their guests' behaviour and any damages caused during their stay.
